With 30-year fixed mortgage rates hovering around 7% in mid-Q3 2026, affordability remains front and center. However, when your savings, credit, and monthly budget are well-aligned, this can be a period of genuine opportunity—especially for first-time buyers.

    The current landscape grants buyers a bit more negotiating power than we’ve seen in recent years. My advice, drawn from years of helping clients navigate these waters: If you find a home that fits your budget, it’s worth considering moving forward, knowing that refinancing could be an option if rates eventually ease. Delaying in hopes of lower rates often means more buyers re-entering the market, which can drive prices up and reignite competition, sometimes offsetting any potential financing gains.

On November 3, 2026, Californians will weigh whether this loan-based approach for new homes should move forward on a large scale.     That bigger upfront contribution can lower monthly payments enough to meet lender debt-to-income requirements, an important financing reality in high-cost markets like Los Angeles.
    For Los Angeles first-time buyers, lower-down-payment conventional or government-backed loans may shorten saving time, while early planning and affordability programs can support the path.
